Location, Location, Location is about Equity, the house location is a key driver of that equity, just as the decisions you make over the time you live in a house (aka your entire life) is YUGE!
Did you know that the number of Americans ages 100 and older is projected to quadruple over the next 30 years, from 111,000 to 422,000? Imagine the increase for those over 65… if you imagined about 22,000,000 additional seniors, you’d be right! What happens when you're expected to live to 82 or 85? The house will become a key financial planning tool in the future, even more so than right now.
Why are your housing finance decisions so important? Housing is the biggest expense for the majority of us, and thanks to appreciation and leverage, for those that can buy their homes - over 80% of us will retire with a house as our primary asset. Little decisions about money compound over time, just like interest. Your ability to discuss this with a client can have a much bigger impact on their financial lives simply because the side of the expense is THEIR LARGEST.

I don’t believe two rate cuts will be enough this year; I’d be more in the 4-5 camp with year-end 30-year fixed closer to 5.95% - that said, I always pick the wrong line at the grocery store

What’s Happening?
first drop in the last 5 weeks…
inventory increasing
increase to 9.2 months of supply…that is unusually associated with recessions
just keeping pace, sideways no key sentiment catalysts yet
lower rent is a negative catalyst - no pressure to buy a house
but houses keep getting more expensive
all real estate is local, appreciation varies by market
Yearly Appreciation through October… 3.6% - amazing given all the challenges
is everyone moving back in with their parents?
